Bought a new home, WETT inspector discovered the top of firebox/damper are destroyed beyond repair… see pictures.

Wondering if any suggestions? I just can’t believe something like this would happen and now we’re faced with repairing (if possible) or replacing and praying it works out. The home is predominantly propane so we really want to use the wood fireplace.

Pictures are a view looking up at top of firebox from inside firebox.

HELP :(

Just so upsettting..

Wow, that's bad. It's good you had this checked out. Is there a cap on the chimney?

Was this discovered before or after the sale? Did the seller disclose this information? If it was discovered after purchase and not disclosed, check with your realtor about homebuyer protection in this case. In our state the seller must disclose all known defects or be liable for the repair.

Yes sale is final and discovered after the sale. Seller did not disclose. Hoping they will assist with cost to repair/replace but need to determine that amount beforehand. I will ask realtor if we’re covered in that regard. She did mention a split 4 ways, us, the agents and the sellers. Hope something works out here, very unfortunate situation
