Is there certain clearances for installing a pre fab chimney near an ac condenser? I can’t seem to find any codes about such a type of install.

I would install through the wall super vent pipe.

Any advice would be appreciated. Thank you!
 
I don't recall any but I would allow at least 3 ft for easy servicing.
 
If you have a cleanout tee at the bottom, watch out for the AC to start blowing and blow ash all over the place.
Depends on the condenser unit. Ours pulls air in the sides and out the top. The best thing to do is turn off the unit while cleaning the flue.

Not sure, it's best to check with the local inspecting authority. They may go by common sense rules rather than code.
